MEGAWORLD President and CEO Lourdes T. Gutierrez-Alfonso has climbed to 87th place in Fortune magazine’s “Asia’s 100 Most Powerful Women” list, making her the only female leader from the Philippine real estate industry included in this year’s ranking.

Gutierrez-Alfonso improved from 92nd place last year in the list recognizing women whose leadership and business influence are shaping industries across Asia.

She has been with Megaworld since its founding in the late 1980s, witnessing its transformation into one of the country’s largest real estate groups. She oversees its portfolio of integrated townships, office developments, lifestyle malls and hospitality properties.

The latest recognition adds to her previous accolades, including Real Estate Personality of the Year at the PropertyGuru Philippines Property Awards. She was also the only Filipino included in Forbes Asia’s 50 Over 50 list and was named among Forbes’ Asia Power Businesswomen in 2024.

From its pioneering Eastwood City township, Megaworld has expanded to 37 integrated townships across Luzon, Visayas and Mindanao.

The company has also built an office portfolio exceeding 1.7 million square meters of gross leasable area, serving multinational companies such as JPMorganChase, Tesla, Google, Coca-Cola, Samsung and Bayer.

In hospitality, Megaworld has 17 hotel properties with about 8,500 rooms. Its partnership with global hospitality group Accor brought Mercure Mactan Cebu to Lapu-Lapu City and paved the way for the conversion of Grand Westside Hotel into Mövenpick Manila Bay Westside, which the company describes as the world’s largest Mövenpick hotel.

Megaworld has likewise expanded its meetings, incentives, conferences and exhibitions business with the opening of Mactan Expo, inaugurated by President Ferdinand Marcos Jr. and venue for the 48th ASEAN Summit. Its 27 lifestyle malls also host international dining and retail brands, including Gordon Ramsay restaurants, Morton’s The Steakhouse, Shake Shack, Wolfgang’s Steakhouse and the Tesla Experience Center.

The company’s financial performance has strengthened under Gutierrez-Alfonso’s leadership. Megaworld reported ₱12.7 billion in net income in the first half of 2026, up 5% year-on-year, supported by growth in its office, mall and hotel businesses.
