Bagong mukha ng office market sa pilipinas

Sa kasagsagan ng work-from-home era, maraming eksperto ang nagbabala na maaaring tuluyang bumagsak ang demand para sa office spaces.

Ngunit iba ang naging kuwento sa Pilipinas.

Bagama’t nananatiling mataas ang vacancy rates sa ilang business districts, unti-unti ring lumalabas ang mga senyales ng pagbawi.

Sa unang kalahati ng 2025, umabot sa mahigit 446,000 square meters ang office transactions sa Metro Manila, tumaas ng 7 porsiyento kumpara sa nakaraang taon.

Ayon sa Colliers Philippines, hindi na lamang mga traditional BPO ang nagtutulak ng demand. Lumalawak na rin ang presensya ng healthcare outsourcing firms, financial service providers, at iba’t ibang multinational companies.

Mas kapansin-pansin pa ang pag-usbong ng mga regional business hubs tulad ng Cebu, Pampanga, at Iloilo.

Habang tumataas ang gastos sa Metro Manila, maraming kumpanya ang naghahanap ng alternatibong lokasyon na may sapat na talent pool ngunit mas mababa ang operating costs.

Ito ang dahilan kung bakit nagiging mahalagang usapin para sa mga lokal na negosyo ang lokasyon. Ang mga coffee shop, restaurants, dormitory operators, transport providers, at service contractors ay maaaring makinabang sa pagdami ng empleyado sa mga emerging business districts.

Sa madaling salita, hindi pa tapos ang kuwento ng opisina. Ang nangyayari ngayon ay hindi pagbagsak kundi pagbabago ng anyo ng demand. JESSE C. ONG
